The K-Zone: in remainder

To have an interest in land or property `in remainder' is to look forward to being able to enjoy the benefits of that interest at some future date. An interest `in possession' is one that can be enjoyed immediately. Both terms are normally used of Freehold interests and, since the only legal freehold is now the FeeSimpleAbsoluteInPossession, it follows that only equitable interests can be in remainder.
