Right of survivorship
Last modified: Thu Feb 23 16:37:37 2006
When land is co-owned in a JointTenancy (or, formerly, in a TenancyByEntireties), if
one of the co-owners dies, his interest in the land simply evaporates. No special
action is needed to transfer the interest of the deceased to the other co-owners,
as a joint tenant has no separate interest to transfer.
