Unregistered land is that of which no title has ever been registered with the LandRegistry (see RegisteredTitle). Since there is now a statutory duty to register all transfers of a LegalEstate in England and Wales, the amount of unregistered land is decreasing. However, about 20% probably remains unregistered.
